  • No, you do not have to be retired to enjoy the benefits of Avington. Although there is a requirement to be over 50 years old, Avington provides a community of like-minded people who want to enjoy the lifestyle they choose. We recognise that many people over 50 still desire an active work life, whether full or part time.

  • Apart from Avington being a community for over 50’s that may or may not still be working, there are many differences between Avington and a traditional retirement village.

    Some of these are:

    • Avington offers residents independent living, whereas a retirement village offers some level of care.

    • At Avington, you own your own home however in many retirement villages the operator owns the home and you lease the property.

    • At Avington your friends and pets are welcome and seen as part of your family, whereas depending on rules and regulations, retirement villages may not allow people or pets to stay in your home.

    At Avington there are NO Deferred Management Fees or Exit Fees, whereas in other lifestyle villages or retirement villages you can pay in excess of 40% in DMF’s when you sell your home.

  • At Avington, you will proudly own your own home. The land upon which your home is located on is securely leased to you for a period of up to 50 years (5 x 10 year options). Site fees are paid in fortnightly installments. This arrangement sees you own your 50 Saltwater Promenade, Point Cook you desire

  • All Avington homes are of a superior finish and fitted with quality products throughout. Kitchens feature stone bench tops and stainless steel appliances which include oven, cook-top, range hood and dishwasher. Modern flooring in living areas and kitchen add a sophisticated touch and you will find high grade carpet as well as walk in or built-in robes throughout all bedrooms. Heating and cooling

    is included in your home and intercom, carport, decking and landscaped gardens come as standard. All homes have a range of colours and façades to choose from. No stamp duty or conveyancing fees are payable when you purchase a home at Avington.

  • Absolutely. All homes at Avington come with a one year non-structural warranty and 6 years structural warranty.

  • The land is securely leased to you for 50 years (5 x 10 year options). The site fee is for the lease of the land and contributes towards the management and maintenance of the community. This includes the maintenance of the common area gardens which also Includes your front garden, operational and maintenance costs associated with the clubhouse and other community facilities. It also covers the cost of the on-site management team. You may be eligible for federal government rental assistance if you are on the aged pension.

  • To find out what your entitlements are you can visit the website www.humanservices.gov.au or you can visit or call your nearest Centrelink for information.

  • There are no council rates or owner’s corporation fees payable at Avington.

  • It is your choice. You can take advantage of Avington’s in-house sales team or use your own agent.

    If the Avington sales team sells your home, there is a 2% commission on the sale contract price.

    If you choose to sell through a local real estate agent the commission is negotiated separately. On all sale transactions there is an administration fee payable to Avington that covers the costs associated with preparing the paperwork and processing the sale.

    A new lease is prepared for the new owner once the transaction has taken place.

  • Yes, Point Cook has a busy Town Centre with doctors, dentists and pharmacies. There are several hospitals all within a short drive of Avington.

  • All homes have their own meters so you are responsible for paying your own utilities including electricity and water.

  • Yes you have your own rubbish bin for your household waste. This is collected privately

    to ensure quality and assurance and the cost is covered by your site fees.

  • There is a mail box for each home located at the clubhouse where you can collect Australia post deliveries. Parcels will be signed for and collected by Avington management.

  • Yes, residents of Avington have access to all the resort style facilities within the community.

  • Visitor parking spaces are located throughout Avington, predominately around the clubhouse. Visitors are permitted to park in front of your carport given there is appropriate space available.

  • Pets are very welcome at Avington. We are also mindful of those who choose not to own pets so we provide a list of basic rules for pet owners to make sure all homeowners’ rights are respected.

  • We understand that boats and caravans can take up carport space and therefore we have a dedicated area for caravan, boat or trailer storage. There are fees associated with the use of the storage area and space is limited. Avington Management can assist in securing an available space.

  • You are welcome to have visitors stay with you for up to 28 days and are welcome to use most facilities when accompanied by a resident.

  • Your home is your responsibility to maintain however we will help lighten the load by looking after your front gardens for you. This ensures the Avington estate grounds and your garden look beautiful all year round.

  • Change to the inside of your home can be made without prior approval however the external façade and gardens must be kept in accordance with the design guidelines that ensure the overall look of the community is cohesive.
